So the first rule in pre-process planning is for you to always use a mortgage advisor or broker. Your mortgage professional knows more about the market than you do, and they may suggest a better way to meet your goals than what you’d originally expected. Listen to them: this is what they do!
Give your application process enough time to play itself out smoothly (thereby causing you and a minimum of stress!). Last-minute applications aren’t good for anybody—and they may not bring the results you want.
Don’t just look at the interest when your professional gives you a mortgage rate quote. The term of your mortgage and the total costs are just as important.
Don’t pay any upfront fees other than your credit report fee and the appraisal fee for the property you wish to buy. There should be no “application fees.”
Don’t pay any non-refundable deposits.
Don’t give your business to a mortgage consultant who is not willing to explain every step of your mortgage approval application process.
